Alta Vista, named for its high views of the Fraser Valley, rapidly grew during the period 1910-1912, seeing its settlement jump from about a dozen buildings in 1910 to about four hundred by the end of 1912. Home-seekers were attracted to its location just a short walk from the B.C.E.R. line at Royal Oak and Highland Park and easily accessible to both New Westminster and Vancouver.

Description
Set on a large corner lot at North Esmond Avenue and Oxford Street, the Angus & Margaret MacDonald House is a prominent, two and one-half storey Queen Anne Revival-style residence. The high hipped roof has open projecting gables. The house is a landmark within the Vancouver Heights neighbourhood of North Burnaby, on a high point of land overlooking Burrard Inlet and the North Shore Mountains.
Heritage Value
The MacDonald House is valued as one of Burnaby’s most elaborate examples of the Queen Anne Revival style. The house retains many of its original features, including a prominent front corner turret wrapped by a clamshell verandah. The eclectic and transitional nature of Edwardian-era architecture is demonstrated by the late persistence of these Queen Anne Revival details, combined with the use of newly-popular classical revival elements such as Ionic columns. The interior retains a number of original architectural elements, and the early garage at the rear originally housed Angus MacDonald’s Cadillac, one of the first known automobiles owned by a Burnaby resident. Constructed in 1909, this house was built for Angus MacDonald (1857-1943) and his wife, Margaret Isabella Thompson MacDonald (1862-1939). Angus MacDonald, an electrical contractor, relocated from Nova Scotia to Vancouver in 1891 and served on Vancouver Council from 1904-08. The MacDonald family moved to Burnaby upon his retirement from the B.C. Electric Railway Company, and he then served the North Burnaby Ward as a councillor from 1911-1916 and again in 1921. MacDonald Street in Burnaby was named in his honour. The MacDonald House has additional significance as one of the surviving landmark residences, built between 1909 and 1914, during the first development of Vancouver Heights. In 1909, C.J. Peter and his employer, G.F. and J. Galt Limited, initiated the development of this North Burnaby neighbourhood, promoting it as one of the most picturesque districts in the region and an alternative to the CPR’s prestigious Shaughnessy Heights development in Vancouver. Buyers were obligated to build houses worth $3,500 at a time when the average house price was $1,000. Reputed to be the second house built in the subdivision, this house cost $7,000 to build.

The Arrow Neon Sign was built in 1961 by the Neonette Sign Company of New Westminster when this property was opened as the Tomahawk Drive-in Restaurant. The restaurant was later known as Lindy's Burger and in 1990, the business was renamed Lost in the 50's Drive-in. It stands 20-foot tall and is composed of a large double-sided hollow steel panel serpentine arrow mounted on a pole supporting a lexan sign panel measuring approximately 8 feet wide by 4 feet tall. The sign was designed with three illuminated features: a round lamp at the top of the pole, a double-sided rectangular fluorescent sign panel box, and two double-sided rows of orange neon arrows that follow the large serpentine arrow. The Arrow Neon Sign remains as a rare surviving example of neon sign art in the city and is the only historic neon sign in South Burnaby. The sign has gained prominence over the years as it has been associated with this small iconic drive-in which has also been utilized as a set for film production. Additionally, the drive-in has played a prominent role in the Edmonds community as a popular setting for recent "Show and Shine" participants to park their classic cars.

The North Pacific Lumber Company in Barnet was one of Burnaby's first industrial developments and one of the largest in the British Empire. Partners James MacLaren and Frank Ross built the mill in 1889 (activated in 1899) as a requirement for obtaining 84,000 acres of timber rights in northern BC. Due to the mill's isolation, the firm built homes for its employees with families and bunkhouses for the bachelors which separated Caucasian workers from Chinese and Sikh workers. Barnet became a distinct company town with its own general store, school, post office, community hall and telephone exchange.

The original Barnet mill burned down in 1909 after a dramatic explosion in the boiler house. The company rebuilt a new plant, considered a model of mill construction. The company's timber was towed down the Pacific in huge rafts containing about 400,000 to 500,000 board feet. Mill capacity during a 10-hour day was 150,000 board feet with an amazing annual output of 50 million feet.

In 1908, construction began on the British Columbia Electric Railway Eburne tramline which was to connect Eburne (now known as Marpole) with New Westminster. It opened on September 15, 1909 and its tracks were built across the bog of the Fraser Arm district with little regard to the fact that virtually no one lived there. However, within one year an hourly passenger service, a milk train and three-times weekly freight service used this level fast-running connector. With the completion of the Chilliwack interurban line and various other steam railroads which were funnelled onto this line it became one of the most important industrial freight lines in the Lower Mainland.

The Big Bend Neighbourhood in Burnaby maintained its status as an important agricultural area in the City in the years following 1955 and it also solidified its role as a prime industrial and commercial district. In 1972, the Big Bend Development Plan was adopted by Council and soon thereafter, approximately 620 acres of land were incorporated into the Agricultural Land Reserve. These lands have been set aside for agricultural and limited recreation purposes. By the 2000s, 160 acres of land were considered highly productive agricultural areas, and over 400 acres of land had been secured as parkland, including the Fraser Foreshore Park. The area also developed large commercial and industrial districts including those at Marine Way/Boundary, the Glenlyon Estates, Riverfront Business Park, Burnaby Business Park, and Glenwood Industrial Estates.

In February 1965, the Planning Department presented to Burnaby Council a preliminary Development Plan entitled "Pacific Sports Centre," for the area immediately west of Burnaby Lake. This report proposed a conceptual plan for a comprehensive range of indoor and outdoor sporting facilities adjacent to Burnaby Lake. The idea was accepted by Council and led to the construction of the Burnaby Lake Rink beside the C.G. Brown Pool. In 1973, Burnaby and New Westminster jointly hosted the Canada Summer Games for which a rowing course and pavilion were built at Burnaby Lake and the success of the games and the sports facilities added within Burnaby Lake Park provided further stimulus for the creation of the sports and recreation facilities at this site.

As housing developments extended north from Kingsway, pupil enrolments grew at Windsor and at Morley Schools so Brantford was built equidistant from the two to help ease enrolment problems. Brantford Elementary school opened in 1965 and was similar in structure to other schools built in Burnaby during this period - no basements, no second stories and no high stairways. Classrooms were built in a line and could easily be added to as enrolments increased. Brantford had room additions in 1969.

Between 1955 and 2001, the Brentwood Neighbourhood developed into one of Burnaby's four official Town Centres. The Brentwood Town Centre serves the north-west sector of the Municipality, providing facilities such as commercial developments - of which the Brentwood Mall is the most significant. Under Burnaby's Residential Development Framework adopted by Council in 1981, the Town Centre also incorporated a full range of multi-housing types and forms in close relationship with their commercial facilities. In 1996, the City adopted the Brentwood Town Centre Development Plant to solidify the area as a focus of higher-density and higher-intensity residential and commercial opportunities, public transit and supporting leisure facilities.

The BC Vocational School was established in 1960 at Willingdon and Canada Way. By 1964, the British Columbia Insitute of Technology had opened and had 498 students enrolled. In the 1970s, the BC Vocational School had been renamed the Pacific Vocational Institute and in 1986 the two institutions merged. The school is a public post-secondary institution that is governed by a Board of Governors, under the authority of the Ministry of Advanced Education, Training and Technology. By 2004, the annual enrolment of part-time and full-time students reached 48,000.

Between 1905 and 1924, the Broadview neighbourhood in Burnaby was settled by almost 100 families who saw the advantage of living in an area that was served by two railway lines - the B.C. Electric Railway and the Great Northern Railway. Touted as being only a 20 minute car ride to the city centre, this neighbourhood expanded during the early 1920s with the promise of a new direct access road to the city being built by the Great Northern Railway company and new blocks being opened up on two government reserves adjoining it.

Buckingham Elementary School opened in 1962 with 86 pupils. The school was intended to take some of the pressure off of both Lakeview and Morley Elementary Schools which saw large volumes of enrolments throughout the 1950s. In 1964, two additional rooms were built onto the school and in 1969 a library, staffroom and medical room were added.

Up until the 1970s, this neighbourhood was known as Vancouver Heights. When a new park was created during that decade and named "Burnaby Heights Park," the name was gradually adopted by newcomers to the area. Today, you will hear residents refer to their neighbourhood as Burnaby Heights, Vancouver Heights, or just "The Heights." Throughout the 1960s and 1970s, the commercial district in this neighbourhood continued to grow and a Retail Merchants Association was formed which later became known as the Heights Merchants Association. The neighbourhood still retains a residential neighbourhood characteristic with an increasing number of apartment buildings and multi-family units being built over the past 20 years.

Along with logging and sawmills, Burnaby became known as a prime agricultural area and the Burnaby Lake Neighbourhood saw the development of many vegetable and fruit farms. Growers in the Burnaby and Deer Lake districts took their produce to the tram line on Edmonds Street and shipped it to markets in New Westminster and Vancouver on a specially designed interurban freight car that was open-sided for easy loading. The car's canvas curtains which sometimes came loose and flapped like wings in the wind led people to dub it "the flying dutchman." Most Burnaby fruit and vegetable growers depended on seasonal Chinese work forces and other local Chinese farm residents to oversee operations; these workers being recruited from New Westminsters' Asian community. Besides being good farmers, Burnaby Lake's early residents fostered a strong sense of community. Both L. Claude Hill and his brother Bernard were elected to Burnaby Municipal council and Bernard was the one who knocked on doors to find enough children to meet the qualifications for establishing a school in the district.

In 1966 Burnaby Lake was identified as a key potential regional park in the GVRD ’s Regional Park Plan for the Lower Mainland. The lake was to be developed for nature study, strolling, trail riding, canoeing, sightseeing and picnicking. It was formally recognized as a regional nature park in 1979, at which time the GVRD assumed management of the park through a lease agreement with the City of Burnaby. In 1993 Burnaby Lake was selected by the City of Burnaby to be included in Greater Vancouver ’s Green Zone, and was identified as a key component of the GVRD ’s Park and Outdoor Recreation System (PORS) for the Burrard/Peninsula/Richmond sector, which includes Burnaby, Vancouver, New Westminster, and Richmond.

Burnaby Mountain had been dedicated as park in 1942, however the original park boundaries were reconsidered in 1952 with the development of the Trans Mountain Pipeline. Although the boundaries were adjusted to accommodate this project, significant conservation and park lands were left untouched. When, in 1962, the government of British Columbia determined the need for additional post-secondary facilities, Burnaby Mountain was chosen as the site for the new Simon Fraser University which opened in 1965. As early as 1964, the idea of establishing a townsite around the university had been discussed by Burnaby, but it was not until the mid-1990s that the idea came to fruition and by the early 2000s, a new housing development know as the UniverCity took shape on the mountain adjacent to the university.

Burnaby North and Burnaby South were the first high schools built in the City. Before the high school opened, Burnaby students had to travel to Vancouver if they wished to pursue education beyond an elementary level. In 1921, arrangements were made to use the basement of the Presbyterian Church for instruction of local students. By 1922 the Burnaby North High School opened at its first permanent location (4375 Pandora Street - which is now Rosser Elementary). In 1945, the Willingdon Avenue site was built and was used until a new building was constructed in 1961 on Hammarskjold Drive. From 1962, the school was used as Burnaby Heights Junior High school, but it closed in 1982 and the junior high students went to the new Burnaby North on Hammarskjold.

Burnaby South and Burnaby North were Burnaby's first high schools. The first rooms of the school were built in 1922 on the same grounds as the Kingsway East Elementary School. In 1940, a two-storey building was erected and additions were made in 1963, 1967 and 1972. Kingsway East closed in 1925 and its buildings were used by the high school for Industrial Arts and Home Economics. In the early 1990s, a new "urban education centre" (Burnaby South/B.C. School for the Deaf) was opened, replacing the old Burnaby South High School.

In 1921, the pamphlet "Beautiful Burnaby" was produced and it described the Burquitlam neighbourhood as such: "No part of Burnaby has more consistently laboured to advance its prosperity than Burquitlam. Enterprise and intelligence has hewn homes from the forest and developed land into highly productive gardens and poultry ranches. Burquitlam is the growing suburb to the north of the City of New Westminster. It is reached by the Sapperton carline direct from Edmonds being only a few minutes ride from New Westminster market. It is also served by the B.C.E.R. Burnaby Lake line and adjoins on the best golf links in Greater Vancouver."

The increasing density of housing around the Lougheed Shopping Centre area resulted in a spike in enrolment at Lyndhurst Elementary School. As a result, in 1965, Cameron Road Elementary was built to alleviate overcrowding issues. The school opened with 151 pupils. The school was expanded in 1969 when three classrooms were added and again in 1971 when eights more rooms and a library were built.

Real estate ventures became quite active in the Vancouver Heights and Capitol Hill areas of Burnaby by 1908. Brokerage firms and agents who bought large tracts, subdivided and sold them off in parcels and by 1909 had adopted the name "Capitol Hill" to describe Burnaby's newest neighbourhood. In his book, History of Burnaby and Vicinity," historian George Green explains that the term "Capitol Hill" was taken from ancient Rome where the civic centre was built upon the Capitoline Hill, one of the seven hills of the eternal city. In 1909, the Scott Brokerage Company advertised the sale of lots on Capitol Hill, calling it "one of Vancouver's swellest suburbs."

By 1961, three new elementary schools had been built in the northeast section of Burnaby - Armstrong, Seaforth, and Lyndhurst. With growing enrolment at each, too many students were required to travel a farther distance to attend Edmonds Junior High School. As a result, the Cariboo Hill Secondary School was built in 1961 and opened with 410 students. Its peak enrolment was during the 1974 school year when over 1100 students attended. Additions to the school were made in 1969, 1971 and 1974.

Central Park was one of the first and fastest-growing communities in Burnaby. Located along the electric tram line and the Vancouver Road (Kingsway), it was also chosen for a government settlement project referred to as the Central Park Small Holdings. The lands held by the Provincial Government were subdivided and sold around 1894 and by 1899 the settlement was large enough to warrant the construction of an Anglican Church there.

In 1906, Maxwell Smith, President of the Central Park Farmer's Institute gave a speech in which he commented on the growth of this district and its ideal location during the boom years after 1905. He said: "Central Park is destined to become the epicentre of a great commercial metropolis, when Vancouver and New Westminster will have both expanded and prospered until they meet and fill up the intervening distances with residences of a new city, greater than few can now imagine, even in their wildest flights of fancy...we are proud of the two cities that lie on either side of us but they are, but mere hamlets compared with the great city that is to be on this peninsula. The time is coming when there will be one vast city, one commercial metropolis, and Central Park will be the heart of it."

Confederation Park school was built in 1965 to alleviate increased enrolments in Rosser Avenue and Capitol Hill schools. All elementary schools built in Burnaby in the post-war period share similar features and Confederation Park is no exception. Built low to the ground with no basement, no second stories and no high stairways, the structures could be easily added to as needed as the classrooms were built in a line.

The BCIT site was built in the early 1960s, shortly after the Burnaby Municipal Hall was located on Canada Way near Deer Lake in 1956. The construction of the Municipal Hall at this location fostered the creation of an administrative and business centre adjacent to the park, while the northern and central areas of the neighbourhood retained their primarily residential character.

This school was the fifth to open in Burnaby and was initially known as Lake View School. In 1913, names of Burnaby Schools were changed to reflect their location and thus Lake View became Douglas Road. The first building on the site was torn down in the 1950s but the main building, which was constructed in 1928, remains although it had additions and renovations done in 1950, 1954, 1960, 1961, 1967 and 1973.

The Dr. William & Ruth Baldwin House is a two-storey modern post-and-beam structure, located on the southern shore of Deer Lake in Burnaby's Deer Lake Park. The site is steeply sloped, and the main entrance of the house is at the top of the slope facing onto Deer Lake Drive.
Heritage Value
The Baldwin House is valued as a prime example of Burnaby’s post-Second World War modern heritage and progressive architectural style, as well as for its personal connections to internationally-acclaimed architect, Arthur Erickson. Inspired by the modern domestic idiom established earlier in the twentieth century by Frank Lloyd Wright and Richard Neutra, Erickson conceived his architecture as responding directly to the site. A cohesive expression of simple orthogonal lines and ultimate transparency, this structure reduces the idea of post-and-beam West Coast modernism to its most refined elements. A fine example of the evolving talent of Erickson’s earlier work, this house is a landmark modern house in Burnaby and is unique in terms of siting and context. Having just won the 1963 competition for the new Simon Fraser University in Burnaby with his partner, Geoff Massey, and having built fewer than half a dozen homes previously, Erickson’s reputation was growing and his skill as a designer of modern buildings was in great demand. The same year that Erickson/Massey Architects designed SFU, Dr. William Baldwin and his wife, Ruth, personal friends of Erickson, commissioned him to design this house. Erickson was already familiar with the site; as a child he had spent time at this spot when his family visited friends who lived on Deer Lake. Both the Baldwin House and the university were completed in 1965. SFU became internationally famous; the Baldwin House was also considered an architectural success and was recognized in publications of the time. Only a single storey of this two-storey house is visible from the road, as it is built into the hillside in response to its steep site and proximity to Deer Lake. Like many other Erickson designs, this structure was conceived as a pavilion. Constructed of glass and wood, its transparency facilitates visual access to the lake’s edge, acting as an invitation, rather than a barrier, to the landscape. The house blends into the natural surroundings and the site includes other man-made landscape features such as a reflecting pool. As a reaction to the often grey quality of light in the region, Erickson exploits flat planes of water as a source of borrowed light. The refined and purposeful design, transparency, openness of plan and adjacency to the lake combine to give the house a floating appearance at the water's edge. The concept of a floating house set within an accompanying garden was inspired, in part, by the palaces and house boats of Dal Lake in Kashmir and the famed nearby Mughal Gardens. Although Erickson never visited Dal Lake, he travelled extensively throughout India, and specifically mentions the Kashmir reference in relation to this house. There is a rich complexity of other allusions worked into the fabric of the house, unified by a feeling for the conjunction of light, water and land at this special location. Widely renowned as Canada’s most brilliant modern architect, Erickson’s reputation is important to the development and growth of modern architecture in Canada and North America.
Defining Elements
The elements of the Baldwin House that define its character are those materials and details which respond to the location of the building and determine the relation between landscape and building, combining to create a single cohesive site. These include its: - close proximity to water - orthogonal plan and massing, with flat tar-and-gravel roof - stepped down massing orienting the house towards the water - post-and-beam construction, with the width of the beams matched to the width of the posts - wood and glass used as primary building materials - transparency and light achieved by the abundant use of glass - large undivided sheets of single glazing - butt glazed glass corners - abundant and generous balconies, which blur the transition from interior to exterior - horizontal flush cedar siding - use of salvaged brick for chimneys - use of chains as downspouts - built-in rooftop barbeque - built in furniture and fittings dating to the time of construction, such as original hardware, benches, bathroom vanities and kitchen cabinets - landscaped site including reflecting pool, plantings and a dock protruding into the lake

Heritage Value
‘Glen-Lyon’ is valued as an excellent example of a privately-owned Edwardian era country estate built at the turn of the nineteenth century. The property retains significant heritage features including the Edwardian era mansion with rustic Arts and Crafts features, and elements of a working agricultural landscape. The property was originally the Royal City Mills logging camp, and in 1900 was purchased by Duncan Campbell McGregor (1853-1929) and Margaret Jane McGregor (1875-1960), who named their estate ‘Glen-Lyon’ after Duncan McGregor’s birthplace in Perthshire, Scotland. The McGregors were active in municipal affairs and social activities, and played a significant role in the early development of Burnaby. Duncan McGregor served as a city councillor from 1909 to 1912 and was elected reeve of Burnaby in 1913. Margaret McGregor was instrumental in the formation and fundraising activities of the Victoria Order of Nurses in Burnaby. Additionally, the site is historically significant for its association with early social welfare and correctional reform. The estate was sold in 1926 to an inter-denominational religious organization called the Home of the Friendless, which used it as their B.C. headquarters. The organization was charged with several cases of abuse and neglect in 1937, after which a Royal Commission was formed that led to new legislation to regulate and license all private welfare institutions. 'Glen-Lyon' was sold to the provincial government, and was dedicated in 1939 by the Lt.-Gov. E.W. Hamber for use as the New Haven Borstal Home for Boys and Youthful Offenders (later renamed the New Haven Correction Centre). The Borstal movement originated in England in the late nineteenth century, as an alternative to sending young offenders and runaways to prisons by providing reformatories that focused on discipline and vocational skill. This site’s role as the first North American institution devoted to the Borstal School philosophy was historic, and influenced corrections programs across Canada. The site retains significant features from its development in 1939 as the Borstal School, including a large gambrel-roofed barn designed by Chief Provincial Architect Henry Whittaker of the Department of Public Works that is the only remaining structure of its kind in Burnaby. Between 1941 and 1945 the mansion housed the Provincial School for the Deaf and Blind when the Borstal School was closed temporarily as a war measure during the Second World War.
Defining Elements
Key elements that define the heritage character of 'Glen-Lyon' Mansion include its: - location on a sloping site with expansive southern exposure, adjacent to Marine Drive - residential form, scale and massing of the house as exemplified by its two and one-half storey height, above-ground basement and rectangular plan - Arts and Crafts elements of the house such as its stone foundation, multi-gabled roof line with steep central hipped roof, symmetrical cross-gables, side shed dormers, bellcast upper walls sheathed in cedar shingles and lower walls sheathed in narrow clapboard - original exterior features of the house such as the full width front verandah with square columns, central staircase on the southern elevation, original doors and stained glass windows; and the irregular fenestration such as double-hung 1-over-1 wooden-sash windows, bay windows, and projecting windows in the gable ends - original interior features of the house such as the U-shaped main stair designed around two symmetrically placed Ionic columns, and interior trim on the main floor including boxed beams and fireplaces - gambrel-roofed barn with roof vent with finial, sliding hay loft and access doors, small multi-pane windows, and lapped wooden siding - associated landscape features such as the original garden plantings with some exotic and many native specimen trees; the original log pond and its concrete Marine Drive causeway and culvert; rockeries and a rose garden

The Edmonds Street Neighbourhood is part of the larger Edmonds Town Centre - one of four Town Centres in Burnaby. This neighbourhood is considered to be primarily residential, but a strong local commercial component developed along Edmonds and Kingsway.

Fraser Arm - so named because there the tram crossed Gilley Avenue, running down to the North Arm of the Fraser River - was served by the River Road [Marine Drive] which traversed the municipality of Burnaby, leading to both New Westminster and Vancouver. This area did not experience a real estate boom during the 1909-1913 as did many other Burnaby neighbourhoods - in fact, by 1912, only three homes had been built along Riverway as it remained a predominantly agricultural area.

Bounded by Moscrop Street to the north, Kingsway and Grange to the south, Willingdon to the east and Boundary Road to the west, the Garden Village Neighbourhood is characterised as a primarily residential area that is well-served due to its proximity to commercial, park and business centres. The north-east corner of the neighbourhood is a typical 1950s subdivision of mostly single family homes located on an irregular street pattern, while the remaining areas saw some transition to multi-family housing types throughout the 1970s and up to the current time.

Brothers Herbert, Walter, James and G. Emerson Gilley began operating the Gilley Brothers Logging Company in 1887 and in 1903 took over the logging business of L. T. Dundas, setting up camp on Burnaby Mountain. Gilley logged over 2.5 million board feet of timber and cut 20,000 cords of shingle bolts here. The Gilley Brothers also logged areas of South Burnaby.

Gilpin Elementary School was built to serve a new housing development extending out from the Douglas Road school area towards the Oakalla Prison site and the Forest Lawn Cemetery. Built in 1966, the school, like other elementary schools of the era, was one-storey, without basement or high stairs. Additions to the building were made in 1969 and 1973.

Prior to 1900, Hastings Street in Vancouver (named after Rear Admiral George Fowler Hastings, commander of Her Majesty's Pacific Coast Squadron) only extended eastward as far as Renfrew Street. By 1903, however, with operations at the Barnet Mill expanding, a direct route into Vancouver was deemed necessary and the Provincial Government ordered that Hastings be extended to connect with the rough trail known as the Barnet Road.

During the height of the real estate boom between 1909 and 1913, Vancouver developer Frederick Munson plotted the subdivision of more than 150 acres of land on Curtis Street east of Sperling Avenue, on the newly logged slopes of remote Burnaby Mountain. Burnaby opened up Curtis Street to facilitate access to Hastings Grove and Munson agreed to pay one-third of the cost but never did. He also paid only $1000.00 down on the agreed price of the land. When he failed to make further payments, the mortgage holders foreclosed and re-sold the properties. People who had bought lots from Munson lost not only the land they though they owned, but also the money they had paid for it. Hastings Grove was a disaster. The converted automobile - which served as the bus - stopped running. The few houses and most of the lots reverted to the Municipality because of non-payment of taxes and are now part of Burnaby Mountain Park. The only remaining building is the old Hastings Grove Store which still stands as an apartment building.
