Scope and Content: Recording consists of an interview with Josephine Chow (nee Hong) conducted by BVM researcher Denise Fong at the Burnaby Village Museum. Josephine describes her family history and recollects her childhood experiences in 1950s and 60s while growing with her family on their "Hop On" farm in Burnaby. The farm is situated in the Big Bend area along Marine Drive and is still in operation today. 0:00-08:45 Josephine Chow provides some historical background on the history of “Hop On Farm” and her family in British Columbia. She tells of how her grandfather Gay Tim Hong and three partners pooled money together to purchase twelve acres on Marine Drive in 1951. Prior to this, most of them farmed on the ʷməθkʷəy̓əm (Musqueam) First Nation Reserve for 20-30 years. It all began when her great grandfather Sui Wing Hong, first came to Canada from China and slowly brought over her grandfather, father and other members of the family. Her grandfather, Gay Tim Hong went back and forth between Canada and China at least four times since he and her grandmother had four children including her father, who was born in 1931. Her father came to Canada at 10 years of age to live with his father. Josephine’s great grandfather came to Vancouver from Zhongshan county in Canton Province (also known as Guangdong). 8:46- 14:20 Josephine provides the names of her siblings from the eldest to the youngest; Pauline, Josephine (herself), Catherine, Noreen, Gary, Darlene and Marlene. She describes what life was like on the farm with her parents working from sunrise to sunset. The family farmed vegetable produce taking orders from local stores in the lower mainland. Often the children helped their parents with the orders starting at eight or nine years of age. Other workers on the farm travelled by bus from Vancouver’s Chinatown. She also tells of how her father was an animal lover and raised chickens, pigeons, geese, koy, goldfish and dogs. 14: 21 – 16:56 Josephine describes what Burnaby was like during the time that she grew up in the late 1950s. She explains that Burnaby was very quiet with nothing being open on Sundays. On the farm, she and her siblings would entertain themselves by playing games like soccer, baseball and kick ball or also by catching frogs, snails, caterpillars and ladybugs. There were neighbours living on Marine Drive and almost every house had someone who we went to the same elementary school. The neighbourhood children would often come to play with them on their farm. 16:56- 26:47 Josephine describes how when they were young there were farms all around them and how on Sunday drives with her father, they would go to feed horses or look at the cows. Josephine shares that her elder sister Pauline was the only one born in China and how when she first arrived that she lived on the ʷməθkʷəy̓əm (Musqueam) First Nations Reserve with their parents before they moved to Burnaby. Josephine recollects that most of her friends were farmer’s kids from the neighbourhood but while in school, she had more Caucasian friends. Josephine and her siblings attended Glenwood Elementary on Marine Drive and later Junior Secondary at McPherson Park (grades 8-10) and Burnaby South Senior Secondary (grades 11-12. ). She shares some of her experiences while attending school. She said that there were about a dozen Asians in school with her, mostly from farming families in the “Flats”. 26:48- 30:45 Josephine describes what life was like for her and her siblings after school. They often helped on the farm when they got home, usually taking care of orders for green onions. Her mother made dinner and did all of the cooking for family and workers on the farm as well as working in the fields. Her father did all of the grocery shopping in Vancouver’s Chinatown two or three times per week where he purchased meat and fish. She says that her grandfather, often travelled by bus every Saturday or Sunday to meet up with friends in Chinatown. Extracurricular activities for her and her siblings included volley ball and soccer as long as it didn’t interfere with their work schedule on the farm. 30:46- 37:03 Josephine describes what occurred while living at home, the food they ate, shopping and attending Chinese school. Her mother cooked only Chinese food, she didn’t know how to cook “Western food”. For school lunches, the kids made their own sandwiches. She tells of a Chinese language school arranged by Mrs. Joe [sic] who lived on Gilley Road and was Canadian born Chinese. Mrs. Joe [sic] also arranged an English class for farmer’s wives on Tuesday nights in which her mother attended. Josephine recollects learning Mandarin from Mrs. Joe [sic] a few days a week after her regular school. Chinese school took place at Riverway School on Meadow Avenue in Burnaby. Mrs. Joe also taught them a lot about Chinese culture including Kung Fu, Chinese Dance and Chinese brush painting. 37:04- 39:39 Josephine describes Medical Care for her and her family in the 1950s and 1960s. She tells of a female Chinese doctor in Vancouver, Dr. Madeline Chung. Dr. Chung was responsible for delivering a lot of Chinese babies including Josephine. The family also visited herbalists in Vancouver Chinatown. They would often buy herbs for colds etc. Josephine also tells of how her parents stayed in touch with family in China by writing letters. Her mother’s family, including her parents and siblings were still in China while most of her father’s family were here in Canada. 39:40- 43:19 – In closing, Josephine shares how life is much busier now and of how she misses the quietness of her days growing up. She briefly describes her life on the family farm now and how different it is from when her parents worked the farm. She explains how farming methods have changed and how they don’t have to work as hard as her parents did.

History: Interviewee biography: Josephine Chow (nee Hong) is the second eldest child of Chan Kow Hong and Sui Ha Hong. In 1925, Josephine's grandfather, Gay Tim Hong immigrated to Canada from Zhongshan county in Canton Province (also known as Guangdong). In 1952, her father, Chan Kow Hong joined his father, Gay Tim Hong and by 1953, he established "Hop On Farms" in the Big Bend area of Burnaby near Marine Drive. Josephine grew up on the farm with her parents and six siblings; Pauline, Catherine, Norine, Gary, Darlene and Marlene. In 1969, Josephine's elder sister Pauline and her husband Jack Chan took over the family farm and in 1972 their father and grandfather moved to Kamloops to open a restaurant. As an adult, Josephine worked in several different areas including owning and running her own Aesthetics business. Josephine eventually retired and returned to the farm to assist her siblings. The farm is still in operation. Interviewer biography: Denise Fong is a historical researcher at Burnaby Village Museum. She has degrees in Anthropology (BA) and Archaeology (MA), and is completing her doctoral degree at UBC in Interdisciplinary Studies. Her primary research interests are in Chinese Canadian history and critical heritage studies. She is the co-curator of BVM’s “Across the Pacific” exhibition, and the Museum of Vancouver’s “A Seat at the Table – Chinese Immigration and British Columbia”.

Description: The Thomas Irvine House is a very small, two room wood frame cottage, originally located on Laurel Street in Central Burnaby (now the site of the Burnaby Lake Sports Complex - West), and now relocated to the Burnaby Village Museum.

Heritage Value: The Thomas Irvine House is representative of an extremely modest, vernacular working-class cottage of the early twentieth century, once common but mostly now demolished. Irish-born Thomas Irvine (1864-1964) and his friend, Robert Moore, constructed the house in 1911 to suit the simple needs of a bachelor. Irvine worked on the construction of the British Columbia Electric Railway Burnaby Lake Interurban Line and was a pile driver by trade. The house consists of two rooms, a living room/kitchen and a bedroom. There were some improvements made throughout the fifty years Irvine lived there, such as running water in 1929, and electricity in the 1950s, but the essential character and form of the house remained intact. Irvine was a well-known local character and pioneer of Burnaby. The heritage value for this house also lies in its interpretive value within the Burnaby Village Museum. The site is an important cultural feature for the interpretation of Burnaby’s heritage to the public. The Thomas Irvine House was moved to the Burnaby Village Museum in 1975 and was restored to its 1920s appearance.

Description: The Vorce Station is a modest utilitarian passenger tram shelter, originally constructed at the foot of Nursery Street as part of the British Columbia Electric Railway Company’s Burnaby Lake Interurban Line. In 1953, it was moved to a local farm by the Lubbock family, and in 1977 it was relocated to Burnaby Village Museum. The wood-frame structure has a rectangular plan and hipped roof. It is enclosed on three sides, with an open side for access to the train platform and a single long built-in bench across the back of the station.

Heritage Value: The heritage value of the Vorce Station is as the last remaining interurban station in Burnaby and one of the few extant structures left in the Greater Vancouver region that were once part of the extensive British Columbia Electric Railway (BCER) interurban system. The Vorce Station was designed and built by the BCER, and is typical of the small local passenger stations on the Burnaby Lake and Chilliwack interurban lines. It was named after C.B. Vorce, the Chief Engineer for the company. The impact of the interurban line on local development was extremely significant, as it connected the cities of New Westminster and Vancouver, and enabled the residents of Burnaby to form a cohesive municipality from the mainly rural lands remaining between the two larger centres. Much of the early development in Burnaby was due to the growth of the interurban rail lines. The heritage significance for this station also lies in its interpretive value within the Burnaby Village Museum. The Vorce Station is an important cultural feature for the interpretation of Burnaby’s transportation history to the public, and is an important surviving feature of the BCER interurban system.

Defining Elements: The character defining features of the Vorce Station include its: - rectangular form and pyramidal roof with overhanging eaves - simple vernacular design and utilitarian nature - cedar shingle wall cladding - cedar shingle-clad roof with galvanized pressed tin roof ridges - interior vertical tongue-and-groove panelling - heritage graffiti: initials and messages carved and scrawled on the walls - identifying sign with large letters visible at a distance

Description: The F.J. Hart Estate, 'Avalon,' is comprised of 5.26 hectares of lakefront property now located within Deer Lake Park, an Arts and Crafts/Tudor Revival styled mansion and an associated later outbuilding. The mansion is now operated as the Hart House Restaurant.

Heritage Value: 'Avalon' and its estate grounds are important as an illustration of the cultural, aesthetic, and lifestyle values of the wealthy families that settled in the Deer Lake area early in the twentieth century. These values were predominantly those of elegant country living and leisure pursuits. The estate is important for its connection with wealthy land developer Frederick John Hart (1868-1945), who was not only instrumental in the creation of subdivisions which promoted Deer Lake as an exclusive residential development for successful families in the New Westminster and Vancouver area, but was also an influential member of this new suburban community and of the emerging municipality of Burnaby. Hart had a wide range of business, civic, and political interests: his real-estate company managed many of the land sales in the area and numerous other large developments throughout the region; he was an entrepreneurial businessman associated with a number of companies important to the economic development of the area and British Columbia; and he was a 'public spirited citizen' and an alderman for the City of New Westminster. The architectural style of ‘Avalon’ set the tone for many of the grand mansions in the adjacent residential development - British Arts and Crafts in derivation, with eclectic details, particularly Tudor precedents. Designed for Hart and his wife Alice Chapman Hart (1867-1935) by Burnaby architect Frank William Macey (1863-1935), the use of references to Tudor England illustrates the relevance and importance to the residents of the area of a strong and visible connection with Britain. The first resident architect in Burnaby, Macey was born and trained in England where he was well-respected for having published two standard texts for the architectural profession. He settled in Burnaby in the first decade of the twentieth century and obtained a number of commissions from prominent businessmen who were building grand homes in the new community of Deer Lake. He designed mostly in the British Arts and Crafts style and introduced the use of rough-cast stucco for building exteriors, a characteristic for which he was renowned, and of which ‘Avalon’ is an excellent example.

Defining Elements: Key elements that define the heritage character of 'Avalon' include its: - estate in its entirety: house, grounds, landscape features and garage outbuilding - complex asymmetrical massing - side gable roof punctuated with massive cross gables at the front and rear and open gable ends - exterior features of the house such as the rough-cast stucco with mock-Tudor timbering; cobble-stone facings; square tower with mock battlements - multiple-assemblies of wooden-sash casement windows - tall, prominent corbelled brick chimneys - grand interior spaces and fittings: particularly the entrance hall with its carved stone fireplace; the main staircase; panelled wainscotting; Tudor-arched windows; and fireplaces with original tile surrounds

Description: Designed in the British Arts and Crafts style, the Chauffeur's Cottage is situated across from the main entrance to the Ceperley Mansion, and adjacent to the Garage and Stables. A long, narrow single-storey building, it was constructed by joining together two modest estate cottages.

Heritage Value: The outbuildings at 'Fairacres' are a rare surviving architecturally designed ensemble of agricultural structures that exist in complementary harmony with the main estate house. Architect Robert Mackay Fripp (1858-1917) was retained by the Ceperleys to design several original outbuildings on their estate at the same time as the main house was constructed. The Chauffeur's Cottage illustrates the increasing importance of the automobile in the lives of the wealthy of the early twentieth century. It also demonstrates Grace and Henry Tracy Ceperley's social aspirations and grand-country-estate pretension in having a chauffeur. The cottage's location - close to the garage and convenient, but not adjacent, to the main house - enhances the grand country house landscape design and contributes to the overall composition of the estate's plan. The Arts and Crafts styled Chauffeur's Cottage is important as an indicator of the aesthetic and social sensibilities of the Ceperley family in retaining an architect to design a modest building for staff accommodation.

Defining Elements: Key elements that define the heritage character of the 'Fairacres' Chauffeur's Cottage include its: - location, in relation to the main house and in close proximity to the Garage and Stables buildings - side gable roof with cedar shingle cladding - Arts and Crafts architectural features such as the jerkin-headed door hood, a reference to the thatched-roofed cottages of southern England; eight-paned wooden-sash casement windows; and cedar-shingled exterior - two internal brick chimneys - modest, functional interior, with simple trim and lack of pretension

Description: 'Fairacres' is a large, two-and-one-half storey estate house in the British Arts and Crafts style, located in Deer Lake Park, with four associated original outbuildings.

Heritage Value: 'Fairacres' is important as a record of the early years of Burnaby, specifically the Deer Lake area, as a place of tranquility and beautiful scenery in which the wealthy and successful in the burgeoning cities of New Westminster and Vancouver chose to retire or to make their family homes. The main house, which anchors in style and setting the outbuildings on the estate, demonstrates the social, cultural, and aesthetic values of local wealthy businessmen and women of the early twentieth century - values such as appreciation of architectural elegance and grand interior spaces, leisure and recreation, formal landscaped gardens and scenic views. Also important is the association with the English-born and trained architect Robert Mackay Fripp (1858-1917), as this was one of his grandest residential commissions. Steeped in the current architectural trends in Great Britain, Fripp designed this sprawling mansion in the Arts and Crafts style, reflected in the architectural detailing and proportions. The style was common at the time and was often used for estate mansions as a symbol of affluence and good, modern taste as well as an affinity for all things British. Quality is displayed inside and out in the finishes and materials, orchestrated by prominent local contractor, James Charles Allen, including imported English materials of specific value such as imported Medmenham tiles in the fireplace surrounds, one of the earliest documented use of these tiles outside the United Kingdom. Detailed features of the interior woodwork were carved by Scottish-born master wood carver George Selkirk Gibson (1867-1942), who was best known for his many commissions for prominent British Columbia architect Samuel Maclure. The outbuildings at 'Fairacres' are an important record of the functioning of a large estate of the time. The Garage and Stables and the Chauffeur’s Cottage accommodated the use of automobiles, horses and carriages, and in concert with the estate's location near the new British Columbia Electric Railway 'Burnaby Lake' interurban line, illustrate the evolving nature of regional transportation and the growing bedroom communities and estates made possible by increasing options for transportation. Other outbuildings accommodated the agricultural activities that helped support the Ceperley estate. The estate was conceived and funded by American-born Grace E. Dixon Ceperley (1863-1917), who had achieved significant wealth through a bequest from her brother-in-law, Vancouver pioneer Arthur Ferguson. Her husband, Henry Tracy Ceperley (1850-1929), also American-born, was a successful and well-respected businessman who made a significant contribution to the development of the City of Vancouver. The construction of 'Fairacres' spawned the transformation of the Deer Lake area from a farming community into a preferred location for elite suburban homes. 'Fairacres' is significant to the City of Burnaby as its first civic heritage conservation project. Acquired in 1966 for conversion to Burnaby’s first art gallery, it was dedicated in 1967 to mark Canada’s Centennial of Confederation.

Defining Elements: Key elements that define the heritage character of the ‘Fairacres’ mansion include its: - setting in relation to the gardens, its former market garden, and the vistas to Deer Lake and other grand homes in the area - side gable roof with prominent dormers and cedar shingle cladding - verandah across the eastern (garden) facade, with its view over the landscaped gardens and the distant mountains - porte cochere with its side steps for those arriving by automobile, and central raised step for those alighting from horse-drawn carriages - rich variety of exterior elements that demonstrate the typical Arts and Crafts use of local materials such as cobble stone chimneys and foundations, wide wooden siding and half-timbering - mixture of double-hung and casement wooden-sash windows, many with multi-paned sash - lavish interior spaces, designed for entertaining on a grand scale, including a billiard room with a beamed ceiling and an inglenook fireplace, and generous living and dining rooms arranged off a central hall - quality of the interior materials such as imported Medmenham tiles in fireplace surrounds, window hardware by Hope and Sons, and leaded stained glass - interior wood work including the staircase, and carvings by George Selkirk Gibson - remaining formal Edwardian garden landscape elements, including the cross-axial plan that reflects the relationship of the mansion to its 'outdoor rooms'

Biographical Notes: Elsie (Brown-John) Ansdell’s father, a trained carpenter and cabinet maker, Victor Brown-John came to Canada from Wales in 1910. He cleared three lots at Napier and Gilmore Streets and built a two-roomed house. In 1912, he was joined by his wife and two eldest sons, Victor and Archie. Twin boys, Frank and Roy, were born in 1914 in the Burnaby home and their fifth son, Clive, was born in 1915. From 1916 to 1919 Victor John-Brown left Burnaby to serve overseas. Elsie Brown-John (later Ansdell) was born in 1921. Her younger brother, Gwyn "Jerry" was born in 1923. In 1925 Victor Brown-John suffered a fatal accident while working as a longshoreman in Northern British Columbia. Elsie attended Kitchener Elementary and North Burnaby High School. She married during the Second World War and moved to South Burnaby to raise her family whilst continuing to work in various department stores both in Vancouver and Burnaby.

According to biographical information in this volume, Alexander Morrison was a founder and successful businessman with Armstrong, Morrison & Company Limited who first operated a machine shop and pipe manufacturing plant responsible in the production of pipes for water mains in Vancouver and New Westminsterf as well as railroad trestles of the Canadian Pacific Railway and mining machinery. In 1901, they sold the plant and started a street building and paving business in Vancouver and were later successful in bridge construction throughout the province including the Granville Street and Main Street bridges in Vancouver along with railway bridges across the Thompson and Fraser Rivers. Morrison was also a director in the Clayburn Company, the Vancouver Granite Company and the Keremeos Land Company and a member of the Vancouver Board of Trade.

History: Charles Bruce Patterson was born in Victoria, BC on January 21, 1892. He was the eldest son of Dugald Campbell Patterson Sr., and Frances Mabel (Webb) Patterson. Bruce arrived in Burnaby at the age of two with his parents and younger brother, William Harold Patterson (called Bill). Bruce attended the West Burnaby School with several of his siblings in the late 1890’s. At the beginning of World War One, Bruce enlisted with the Seaforth Highlander’s but was discharged due to having flat feet. He spent the duration of the war building ships to help the war effort in the New Westminster Shipyards. His official letter of service from the shipyards was donated to the New Westminster Museum located at Irving House. Bruce was an avid photographer and captured many scenes of early Burnaby with his Kodak camera. Some of Bruce Patterson’s photographic collection was donated to the Burnaby Village Museum and can be viewed on this website. Bruce Patterson died on February 16, 1979. Scope and Content: Photograph of Bill Hay (on left) and James Scott standing at the front entrance to the Model Grocery Store, situated at 2nd Street and 15th Avenue in Burnaby. The store has wooden shiplap siding all around and a peaked roof with a tall false front with a wide cornice at the top. The righthand side of the eaves show, and the details of the gutter and downspout are clearly visible. The bottom front of the building is all one store. Display windows fill the front in three sections. On the extreme left and right are two wide windows. In the centre is another narrower window. Between these windows are two doors, set in about five feet. A canvas awning (furled) spans the store over the windows. Inside the windows, displays are visible. In the right hand window are stacks of tinned goods. In the centre, flats of fruit set up to face outwards. In the left window is a large display of White Swan soap. Below the right and left windows are small enamelled signs advertising Fleischman's Yeast. No other sign or advertising is visible on the exterior. In the right hand doorway is a display of washboard and corn brooms. A canvas covered horse drawn delivery wagon with a "308 6th St. Model Grocery" sign is positioned to the right rear of the store.

Material Details: Panorama was created by printing two negatives and joining them together

Scope and Content: Photograph of the Andrew M. Johnson house "Glenedward" and surrounding property at Kingsway and Royal Oak Avenue. Andrew Johnson built the house around 1911, then occupied the residence until his death in 1934. His wife sold the property in 1943, after which, the place operated as a funeral home until 1980 or 1981. The building was then purchased by Wales McLelland development company, then went through a series of restaurant owners' hands.

History: Annie Love was the eldest daughter of Jesse and Martha Love. Annie Whiting and Wallace Whiting were married in 1902. The couple had seven children between 1903 and [1917], Edith Annie, John Lenard, Henry Wallace, George Alfred, James Richard, Jessie Martha and Rose.

Scope and Content: Photograph of school children with their teacher, who is standing to the right of the picture. An annotation on the back and an earlier catalogue record from 1971 indicates that the donor identified the photograph as the first class at Armstrong Avenue School, 1913, with Miss L. Crake as the teacher. However, the first two-room Armstrong Avenue School was built in 1911 with Miss Lilly Mackenzie as the teacher. The present Armstrong school was built in 1955 with eleven classrooms. Later additions to the school occurred in 1962 (two classrooms), 1964 (four classrooms), 1967 (four classrooms), and 1969 (four classrooms). Annotation in blue ballpoint pen on back of photographs reads, "1st class of Armstrong Ave School. 1913 / Miss L Crake teacher."

History: The first Armstrong Avenue School was built in 1911 and it consisted of two rooms. The present school was built in 1955 with 11 classrooms. Additions: 1962 - two classrooms, 1964 - four classrooms, 1967 - four classrooms.
