- By the late 1920s, the Fraser Arm Neighbourhood in Burnaby was developing into an industrial and manufacturing district. In 1931, the Canadian National Railway built a bridge over the Fraser River from Burnaby to Lulu Island and advertised that over 30 industries were currently operating along the North Fraser. Along with industries, this district remained an important agricultural area for the Lower Mainland. Chinese market gardens continued to develop and thrive and in 1926, the Vancouver Sun estimated that that Chinese farms in the Lower Fraser Valley then supplied 90 per cent of all green vegetables consumed in the Vancouver market area.

- Fraser Arm - so named because there the tram crossed Gilley Avenue, running down to the North Arm of the Fraser River - was served by the River Road [Marine Drive] which traversed the municipality of Burnaby, leading to both New Westminster and Vancouver. This area did not experience a real estate boom during the 1909-1913 as did many other Burnaby neighbourhoods - in fact, by 1912, only three homes had been built along Riverway as it remained a predominantly agricultural area.

- Set back from Douglas Road, the Frederick and Edna Cunningham House is a picturesque wood-frame one and one-half storey British Arts and Crafts-style residence, clad with rough-cast stucco and featuring half-timbering in the gable ends. Set far back on a large east-sloping site in a mature landscape setting, it is located in the Douglas Road neighbourhood located in the central valley of Burnaby.

- Considered a landmark in the Douglas Road neighbourhood, the Cunningham House is valued as a good example of a British Arts and Crafts-style residence. The house blends into its surroundings, which are extensively landscaped with rockeries, lawns, shrubs, trees and perennial beds. The two majestic copper beech trees, over 60 years old, are among the best specimens of their type to be found in Greater Vancouver and are protected under covenant. The Cunningham property is significant as one of the last estate homes remaining on the old Douglas Road, at one time noted for its beautiful estates set within the rural character of Burnaby’s Central Valley. Insurance agent Frederick Woodman Cunningham (1882-1963) and his wife, Edna Elizabeth Cunningham (1884-1982), built this country residence in 1923. Fred was the only son of James Cunningham, a pioneer of New Westminster who arrived in 1862 and served as the City’s Mayor from 1872 to 1874. The landmark flagpole that once stood in the garden was moved to this site when Fred Cunningham's prestigious family home in New Westminster at Third Avenue and Seventh Street was demolished in 1938. Kept within the family until 1982 and largely maintained in its original condition, the Cunningham House is an excellent example of one of Burnaby's best estate homes from the 1920s and was designated by the City of Burnaby in 1996.

The north-east corner of the neighbourhood is a typical 1950s subdivision of mostly single family homes located on an irregular street pattern, while the remaining areas saw some transition to multi-family housing types throughout the 1970s and up to the current time.

- The George Derby Centre was opened in 1947 as a rehabilitation Centre for young disabled veterans returning from the war. The centre was named after George Cleveland Derby, a World War I veteran who was injured in the Battle of Vimy Ridge and later went on to become a District Administrator in the Department of Solders’ Civil Re-establishment, the forerunner of the Department of Veterans Affairs. His work took him to wartime England where he was awarded the Order of the British Empire in 1943 for patriotic and philanthropic work.

- This house was built for local plumber contractor George Nuttall (1883-1970) and his wife Rose Ann Nuttall (née Clagg, 1881-1955). George continued to live in the house after Rose’s death, until his own death in 1970. Although typical of the Craftsman style and form with its side-gabled roof, triangular eave brackets and front gabled dormer, this house has a number of special details, such as its beautiful art glass transom windows. The front verandah supports are massive stucco columns that contain stained glass lanterns with the house name, Hillcrest, and address.

- The George and Jessie Haddon House is a symmetrical two-storey Dutch Colonial-style house with a side-gambrel roof and shed dormers. It is situated in the Burnaby Lake neighborhood in East Burnaby.

- Built in 1923, the George and Jessie Haddon House is a significant example of the romantic period revival styles that were popular during the period between the two World Wars. These traditionally styled homes reflected ongoing pride in past traditions but also recognized the modern ideals of economy and good design. At the time, houses displayed traditional and readily-identifiable historical styles as a hallmark of good taste. The use of the various Colonial Revival styles had gained new popularity during the 1920s, and this design could have originated in a residential pattern book, which were in wide circulation and used to expedite residential projects. This house displays the typical features of the Dutch Colonial style, imported from the eastern United States and relatively rare on the West Coast. The house originally featured an unusual porte-cochere with tapered supports, that indicated the growing importance of automobiles at the time. The house was built for George Samuel Haddon (1886-1971) and his wife Jessie (née Reade) Haddon, whom he married in 1915. George Haddon, who was born in British Columbia, was a prominent Vancouver figure and served as Secretary of the Vancouver General Hospital. Following Jessie's death, George Haddon was remarried to Alice Margaret Currie (1890-1951). The George and Jessie Haddon House is further valued for its connection with the continued development of the Burnaby Lake neighbourhood in the 1920s. The area was highly desirable to wealthy Vancouver and New Westminster residents because of its scenery, and easy access was provided by the British Columbia Electric Railway 'Burnaby Lake' interurban line, which opened in June 1911. The Haddon House illustrates the evolving nature of regional transportation and the growing communities made possible by increasing options for transportation. The house originally stood on a larger lot, and was relocated in 2006 to allow for subdivision and legal protection. The current owners restored the porte-cochere in 2014.

- During the height of the real estate boom between 1909 and 1913, Vancouver developer Frederick Munson plotted the subdivision of more than 150 acres of land on Curtis Street east of Sperling Avenue, on the newly logged slopes of remote Burnaby Mountain. Burnaby opened up Curtis Street to facilitate access to Hastings Grove and Munson agreed to pay one-third of the cost but never did. He also paid only $1000.00 down on the agreed price of the land. When he failed to make further payments, the mortgage holders foreclosed and re-sold the properties. People who had bought lots from Munson lost not only the land they though they owned, but also the money they had paid for it. Hastings Grove was a disaster. The converted automobile - which served as the bus - stopped running. The few houses and most of the lots reverted to the Municipality because of non-payment of taxes and are now part of Burnaby Mountain Park. The only remaining building is the old Hastings Grove Store which still stands as an apartment building.

- This cottage illustrates the traditionalism of the interwar years, when domestic ideals were expressed through modest homes displaying period revival influences. Reflecting the influence of the British Arts and Crafts movement, it features a symmetrical plan, a side jerkin-headed roof, a gabled front dormer and twin-coursed shingle siding, and retains its original wooden-sash windows with unusual multi-paned upper sash. It was built for John R. and Jessie MacLean. The house was recently restored by the owners.

- In 1925, William Kask Sr. and his family purchased land along the Barnet Road and built what became known as Kask's Camp, where cabins were rented out to families working at the Barnet Mill. The family - William Kask Jr., Dave and Jack - went on to expand their business into a lumber and concrete supply company and in 1936, the company was named the Kask Brothers Building Supply Company. A lumber office was established on Curtis Street and the concrete plant was built at the former site of the cabin camp. To a large degree, the camp catered to Immigrants from Nordic countries who were active in the lumber trade. Many Finns felt at home in the camp, as the Kasks spoke Finnish and there were steam baths available.

- The Kelly Douglas Company was founded in 1896 as a wholesale grocery business. It enjoyed rapid success during the Klondike Goldrush of 1898 when it became a primary supplier for prospectors. In 1946, its headquarters moved from Vancouver to Burnaby and a manufacturing plant and warehouse was built on the site.

- This landmark school was designed by the architectural firm of Bowman & Cullerne, specialists in the design of educational facilities. After Harold Cullerne (1890-1976) returned from service during the First World War, he joined J.H. Bowman (1864-1943) in a partnership that lasted from 1919 to 1934. The firm’s projects include the Seaforth School (1922, now relocated to Burnaby Village Museum), Burnaby North High School (1923), and the Nelson Avenue School (1927). This was originally designed as a two-storey, four-room building in 1925, with two-storey four-room wings added two years later. The building has been altered with the addition of stucco cladding over the original siding and replacement windows, but has retained its original form and massing, as well as its domed roof ventilator.

- When the Lake City Industrial Park first opened in the 1950's, it was a fairly isolated industrial enclave with convenient access to rail and road transportation routes. The sense of entrepreneurial flare and success that was anticipated for the area is evident in the naming of local streets which include "Production", "Enterprise" and "Venture". The anticipated potential of the area was also demonstrated by the inclusion of many significant development amenities of the time, such as paved streets, site landscaping, rail service, natural gas service, and architectural controls.

- When Simon Fraser University opened in 1965, approximately sixteen industrial properties had been developed in the Lake City Industrial Park. In addition, significant tracts of land in the western portion had been pre-cleared and graded in anticipation of additional development, while most of the eastern half remained forested. Some of the early companies to locate in the area were Nabob Foods, Volkswagen Canada, British Columbia Television Broadcasting, Simpson Sears, and H.Y. Louie Company Limited. Both Imperial Oil and Shell Oil established petroleum storage and distribution facilities in the area. Initially a heavy industrial area, by 1979, single family neighbourhoods south of Lougheed Highway and west of Eagle Creek had been largely developed. By the mid1980's, the Burnaby 200 multi-family development along Forest Grove Drive had also been completed.

- The Lochdale Community Hall is a one-storey wood-frame building located on Sperling Avenue, near its intersection with Hastings Street, in the centre of the Lochdale district in North Burnaby. Built in stages, its current configuration has an L-shaped plan, with three different roof structures.
- Heritage Value
- The heritage value of the Lochdale Community Hall is as Burnaby’s last remaining early community hall building. It was constructed with volunteer labour and donated materials in 1925 through the efforts of the Lochdale Social Club. The Hall is a valuable reminder of the way in which early communities banded together for mutual support at a time when transportation was more difficult and local communities were more isolated than today. This residents’ association has used this building to support the community through public political meetings, theatre, dinners and dances, creating strong community ties in North Burnaby. The Hall was also used briefly for the services of St. Margaret of Scotland Anglican parish until their church was completed in 1929, demonstrating a spirit of community cooperation at a time when local institutions were being established in the area.

- In the 1931 "Burnaby Year Book" the Lochdale neighbourhood is described as follows: "Lochdale…is situated at the intersection of the Hastings-Barnet road at the point where Sperling Avenue crosses…Situated at the intersection…there are an up to date service station and a general store, at which the Lochdale Post Office is situated. Immediately north of this is the seventy acres on which the Shell Oil Co. are to build an up-to-date refinery...On going south on Sperling Avenue can be found some lovely homes of the residents, all of which possess the most beautiful flower gardens, some of which are hobbies, and some being in the nature of a business. Others are engaged in chicken farming...while others find employment at the Barnet Mill about two miles east on the Hastings-Barnet Road."

- "Picturesquely situated on the south-westerly slope of the highest hill on the Burrard Peninsula is a district that in many ways resembles the early pioneer settlements…its centre is at the intersection of east Hastings Street and Sperling Avenue. Only a few years ago a dense forest covered this area and the settlers were few and some distance apart. After the war working men began to enter the Lochdale woods in quest of cheap home-sites. Today there are more than 400 residents in the district who combine to make a happy contented industrious community living on the edge of a big city yet enjoying the life offered by the country...The Community Hall is the centre of all social activities. Dances, concerts and other forms of entertainment are all there...Curtis Street runs from Sperling Avenue up to the hill, locally known as Hastings Grove.
