After a lull in construction during the World War I period, East Burnaby Neighbourhood's growth resumed during the 1920s when many homes and businesses were constructed. The post-World War Two period also saw rapid construction and the creation of new housing developments in response to a population boom. The neighbourhood remained a primarily single-family residential area.

The E.W. Bateman House was constructed in the Deer Lake Crescent subdivision, that was originally promoted in 1911 as an upper class suburban neighbourhood. It represents one of the first residential developments in the City of Burnaby that required buildings to be of a specific value, thus demonstrating the desire for exclusivity among the successful businessmen who chose to settle in the area.
The house and grounds illustrate the reduced scale of upper-class residential construction at a time of modest returning prosperity that followed the end of the First World War, and the social, cultural, lifestyle and leisure sensibilities of the owners in the Deer Lake Crescent subdivision: such values as social aspiration, racial exclusivity, demonstration of architectural taste, and importance of a landscaped garden.
The heritage value of the E.W. Bateman House is its comprehensive representation of an upper middle-class suburban residence of the early 1920s. It was built for retired CPR executive Edwin Wettenhall Bateman (1859-1957) and his wife, Mary (Dale) Bateman (1865-1935), by contractor William Dodson in 1922. The Bateman House was designed by English-born and trained architect Enoch Evans (1862-1939) of E. Evans and Son, and is an important surviving residential design by Evans, and a typical example of the eclectic Period Revival influences that were common to domestic architecture in the post-First World War era. The symmetry of the imposing front verandah, supported by exaggerated Ionic columns, gives the relatively-modest house an image of grandeur and formality. Named after Edwin Bateman’s birthplace in Cheshire, England, ‘Elworth’ also symbolizes allegiance to England and the patriotic tenor of the time.
The heritage value for this house also lies in its interpretive value within the Burnaby Village Museum. The site is an important cultural feature for the interpretation of Burnaby’s heritage to the public. The E.W. Bateman House was purchased by Burnaby in 1970 and became the focal point for the development of the Museum. Both the interior and exterior of the house have been restored and interpreted to the date of original construction, including recreated room interiors and period furnishings.

The heritage value of the Louis and Annie Hill Residence lies in its association with prominent Burnaby pioneers, Louis Hill (1860-1931) and his wife, Annie Sara Hill (née Kenrick, 1864-1957). Originally from London, England, Louis Hill immigrated to Burnaby circa 1887, and established a small fruit farm on this site in 1891. Hill was elected to the first municipal council in 1892, when Burnaby was incorporated, and was later responsible for the subdivision of Buckingham Estate in the Deer Lake neighbourhood.
The Louis and Annie Hill Residence, built as a retirement home in 1925, is further valued as a representation of the continued suburban development of the Deer Lake Crescent Subdivision, that was originally promoted in 1911 as an upper class suburban neighbourhood. By 1956, the rapidly increasing population in Burnaby necessitated the construction of many new schools, including Moscrop which opened with an enrolment of 636 students. The school was a two-storey block construction which was added to in 1965, 1971 and 1973.
The original Barnet mill burned down in 1909 after a dramatic explosion in the boiler house. The company rebuilt a new plant, considered a model of mill construction. The company's timber was towed down the Pacific in huge rafts containing about 400,000 to 500,000 board feet. Mill capacity during a 10-hour day was 150,000 board feet with an amazing annual output of 50 million feet.
In July, 1953, Burnaby's Municipal Council gave approval for the construction of a $12,000,000 residential and shopping development to be called Brentwood Park, located on the northeast corner of Lougheed and Willingdon. Plans called for about 400 homes and a 30-acre shopping centre to be built in this new subdivision - the first large residential subdivision in Burnaby to be developed with sewers and paved streets as well as other services.

The fountain is an early civic monument with superior massing and detail, constructed of local materials by local stonemason William Williamson. It was erected by the Burnaby Civic Employees Union (now CUPE Local 23) in 1923, on Burnaby’s original Municipal Hall grounds located at Kingsway and Edmonds Street, to honour their members who lost their lives in the First World War, commemorated by an engraved memorial at the top of the fountain. It signifies an important connection with the early strength and prominence of the civic labour union in Burnaby, as this was a memorial erected by the union members themselves, rather than by the civic government.
Many war memorials were constructed across Canada after the end of the First World War, however, most are static, inviting passive contemplation. This memorial is unusual in its combination of functions; its use as a drinking fountain invites active participation. The memorial also includes a stone drinking bowl for dogs at the bottom left of the memorial, further illustrating the daily functional use of the fountain.
The heritage value for this fountain also lies in its interpretive value within the Burnaby Village Museum. The site is an important cultural feature for the interpretation of Burnaby’s heritage to the public. The fountain was moved to the Burnaby Village Museum in 1974.

The Douglas-Gilpin Neighbourhood developed into a diverse area incorporating residential, business, educational and park districts in the period after 1955. The BCIT site was built in the early 1960s, shortly after the Burnaby Municipal Hall was located on Canada Way near Deer Lake in 1956. The construction of the Municipal Hall at this location fostered the creation of an administrative and business centre adjacent to the park, while the northern and central areas of the neighbourhood retained their primarily residential character.

Built in 1929 for Swedish emigrant Eric Birger Floden (1896-1971) and his Norwegian wife, Carrie (1899-1943), the Floden House is a valued representation of local middle-class housing from the 1920s, at a time of increasing prosperity just prior to the onset of the Great Depression. Eric Birger Floden was the head sawyer at Shook Mills in New Westminster, and his family occupied the house until 1964.
Additionally, the Floden House is significant as an example of a residential pattern book design from the 1920s. With a reviving economy after the First World War, pattern books were widely used to expedite residential design and construction. It was built by Floden's brother in-law, Nels Olund, a talented contractor of the Fraser Valley who was experienced in building gambrel roof barns.
The Floden House is also valued as an example of the Dutch Colonial Revival style, and is typical of period revival houses built in the 1920s that reflected the modern ideals of economy and good design as well as an ongoing pride in past traditions. It was presumed at the time that a well-built house would display a traditional and readily-identifiable style as a hallmark of good taste. The use of the various Colonial Revival styles had gained new popularity during the late 1920s at the time of the American Sesquicentennial.
A local landmark, the house originally stood at 7997 18th Avenue and was moved two blocks to its current location by the City of Burnaby when it purchased and rehabilitated the house to save it from demolition, indicating the City's commitment to heritage conservation.

Lochdale Community School was opened in 1953 to help alleviate the increased enrolment at Sperling Elementary School caused by the new subdivisions under construction in this section of Burnaby. Lochdale was typical of the schools built at the period with classrooms constructed in a line, as close as possible to ground level. As needed, new classrooms were extended in a line and there were additions to Lochdale in 1962, 1964, 1966, 1971 and 1976.
Like a lot of residential neighbourhoods in Burnaby during the post-War boom, the Lozells area during the 1925-1954 period was one of new construction and subdivisions. Although more homes were being built, the neighbourhood still retained a somewhat rural characteristic well into the 1950s.
In 1950, the Burnaby School Inspector reported: "the recent development of a number of large housing projects and the continuing growth of new homes in settled areas are compelling the Board to consider a building program of major proportions...now under construction, including McPherson Park with 21 classrooms." Enrolment in its first year was 686 students. In the late 1980s and early 1990s, junior high schools were replaced with expanded secondary schools encompassing grades 7 through 12; as a result, McPherson Park Junior High was closed and Burnaby South Secondary School opened.

Built circa 1922, the Mortimer-Lamb House is valued for its association with first owners, Harold Mortimer-Lamb (1872-1970), and his wife, Katherine Mary Mortimer-Lamb (1873-1939). Born in Leatherhead, Surrey, England, Harold Mortimer-Lamb immigrated to Canada in 1889. Seven years later in Vancouver, he married Katherine Mary Lindsay, a native of Winnipeg. Mortimer-Lamb was a key figure in the B.C. mining industry, serving as Secretary of the Mining Association of B.C. between 1900 and 1945, and also as the Secretary of the Canadian Institute of Mining and Metallurgy. In addition to his professional life, Mortimer-Lamb was a pioneer art photographer and was among Canada's leading art critics, and this house served as a central gathering place for renowned Canadian artists of the day. Mortimer-Lamb’s daughter, Molly Lamb Bobak (born 1922), became a renowned watercolourist, and was the only woman ever hired as an official Canadian war artist.
The Mortimer-Lamb House is a significant example of the work of noted architect, Samuel Maclure (1860-1929) and his partner, Ross Lort (1889-1969). Maclure, who was a close friend of the Mortimer-Lamb family, was British Columbia's leading residential architect, and was renowned for his high quality designs for prominent citizens in both Vancouver and Victoria. Maclure was a leading exponent of the Art and Crafts design movement in B.C., and established a sophisticated local variation of residential architecture. The Mortimer-Lamb House was designed at the time when Maclure was in partnership with Ross Lort. In 1907, Lort began working for Maclure's firm as a draftsman, and by 1920 was in charge of Maclure's Vancouver office. Lort's architectural career spanned some sixty-years, and he designed some of the province's most familiar houses, apartments, institutions and places of worship.
The Mortimer-Lamb House is also a significant local example of the Arts and Crafts style, and incorporates elements such as board-and-batten siding on the ground floor, shingled gables and leaded casement windows. It is a testament to the domestic architecture built outside of established suburbs during the post-First World War era, typically modest in scale and representative of middle-class residential ideals.

The Seaforth Schoolhouse is a one-storey wood-frame rectangular plan building with a projecting entry porch, located in the Burnaby Village Museum.

The heritage value of the Seaforth Schoolhouse lies in its representation of a one-room school once located in one of the city’s rural districts. The school was constructed due to the demand of increasing population after the First World War, in what was then known as the Lozells District, so isolated at the time that parents were concerned about the danger to their children from wild bears and cougars that roamed the area. The school was named after its sponsor, the Seaforth Chapter of the Imperial Order of Daughters of the Empire. Bowman and Cullerne, the architects for the Burnaby School Board, designed the one room schoolhouse. It was constructed by local contractor, Alphonse J. Toebaert, following the standards of British Columbia public school architecture, which specified the plan and orientation of the building. It indicates the values and the design control of school boards of the time, and the central role of the provincial government in setting educational standards.
The heritage value of this school also lies in its interpretive value within the Burnaby Village Museum. The site is an important cultural feature for the interpretation of Burnaby’s heritage to the public, illustrating the changes in the local school system over time. The school was moved to Burnaby Village Museum in 1983, and was opened to the public after extensive restoration in 1987. Both the interior and exterior have been restored and interpreted to the date of original construction. The North Vancouver School Board donated most of the early desks, and the remainder of the interior artifacts are from the museum’s own collection.

By the 1970s, the Sperling-Broadway Neighbourhood was characterised as one of the Municipality's fastest growing residential areas. In 1980, it was estimated that slightly less than half of the homes were single-family residences, while the remaining development was taking the form of townhouse and high-rise apartments. The emphasis shifted back to single family housing during the construction of planned subdivisions such as the Camrose subdivision in the 1980s and the area remains primarily residential in nature. The neighbourhood is well-served by park facilities and is also home to the Burnaby Mountain Golf Course.
