Charles Bruce Patterson (called Bruce) built many early homes in the Edmonds district of Burnaby. He also built the Sperling Avenue School in 1913. For a time he was put in charge of Vulcan Iron Works of New Westminster, a business owned by his father Dugald Campbell Patterson Sr. Bruce quickly developed a passion for wrought iron work which would last his entire lifetime. Some years after the Vulcan Iron Works property was absorbed into the Dominion Bridge Company, Bruce opened a smaller iron works operation in the Arrow Transfer building on Granville Island. He named this company Vulcan Metal Works Ltd. Here, he made a variety of artistic railings for homes, churches and apartment buildings and drew inspiration from both Art Nouveau and Art Deco styles. In addition to his wrought iron railings, he also designed and created many other architectural pieces which included iron patio furniture, leaded glass window panels for French doors, headboards, and decorative designs for the exteriors of clocks. Bruce also built and renovated numerous homes throughout the lower mainland. Bruce married Elva Eleanore Elliott on July 17, 1918. After Elva’s death he married again at the age of 82. History
The Burnaby Art Gallery association was founded in 1967. The purpose of the association was to present a historical and contemporary art program by local, regional, national, and international artists; facilitate the development of emerging artists; provide diverse art educational programming; acquire culturally significant works on paper. The City of Burnaby assumed management of the gallery, its collection, staff and governance in 1998, with the art gallery then taking on the added responsibility of caring for and managing the City of Burnaby’s permanent art collection. The Gallery, along with the Shadbolt Centre for the Arts and the Burnaby Village Museum in Deer Lake Park, are part of the Parks, Recreation and Cultural Services Department of the City of Burnaby. The Burnaby Art Gallery is located inside the historic Ceperley House, built by Henry and Grace Ceperley. The couple purchased a strawbery farm on the north shore of Deer Lake from George Clayton in 1909 and built their home, also known as "Fairacres", on the property in 1911. The house was designed by the English architect, R.P.S. Twizell and with its river rock veranda, beautiful hand-crafted woodwork, stained-glass and tile, remains one of the finest examples of Edwardian architecture in the Lower Mainland. Grace and Hentry Ceperley had one daughter named Ethelwyn who married James Edward Hall. Ethelwyn and James Edward Hall had three children: Edith Ceperley, James Edward "Junior," and Florence Renn. In 1917, Grace Ceperley died and left Fairacres to her husband with the stipulation that when the home was sold the proceeds would be used to build a playground for the children of Vancouver in Stanley Park. In 1939, the local Catholic Diocese funded a group of five Benedictine monks from Mount Angel, Oregon to establish a priory in the province. The monks purchased the Ceperley House for their monastery. They also built a large gymnasium on the property. After serving as a monastery, the house was used as a fraternity for some of the first students attending Simon Fraser University, and then became home to the art gallery in the 1960s. The City of Burnaby acquired the property in 1966 and the house was designated a heritage building in 1992. In 1998 the City began restoring exterior of the house and upgraded the building for improved public use. The renovations were completed in 2000, and transformed the house back to its appearance of 1911. The gymnasium built by the Benedictine monks was converted into into the James Cowan Theatre. There are two main galleries, a lounge gallery with a fireplace and easy chairs and The Shopping Bag, a gallery shop run by volunteers. The goals of the gallery are to: provide access to contemporary Canadian art, present works from the permanent collection; collect contemporary works on paper; and offer challenging and educational exhibition related programming.

This house was constructed as an investment rental property by Nova Scotia-born Dr. James Collins Farish (1866-1952). Farish was a Vancouver physician and surgeon and an eye, ear, nose & throat specialist; he retired in 1941 after fifty years of practice. In 1903, he married his first wife, Annie Gower Revely (died 1922). His second wife, Ella Jean Morrison (1887-1953) was originally from Winslow, Quebec. With its hipped roof and gabled projections, this house displays the typical elements of the Edwardian era domestic architecture. Features such as exposed rafter tails, paired square porch columns and bracketed bay windows display the emerging influence of the Arts and Crafts style. The ground floor windows are excellent examples of the multiple assemblies of casement, fixed and transom windows favoured during the era. A recent restoration project has extensively altered the original appearance and character of this impressive home.

In 2020, responsibility for environmental management transferred to Climate Action and Energy, with Engineering retaining responsibility for geotechnical investigations and graffiti management. In 2022, Engineering became responsible for a consolidated Transportation group that aligns transportation planning and implementation functions. Green Fleet and Equipment also moved from Climate Action and Energy to the Public Works division of the Engineering Department. In 2022, Facilities Management was transferred from Engineering to the newly-created Lands and Facilities Department. James Lota served as General Manager, Engineering from 2021-2022. Mr. Ernest Bolton Hermon, of the prominent engineering firm Hermon & Burwell, built this residence, and he and his wife, Katherine, lived here until 1935. The British Columbian described this home as “…a splendid mansion …which cost in the neighbourhood of $15,000.” Hermon was born into a Dutch family in Ontario in 1863, and moved to British Columbia in 1886. This is one of only three examples of the work of Samuel Maclure in Burnaby and is an outstanding example of his firm’s typical British Arts and Crafts style designs. Samuel Maclure (1860-1929) was known for his British Arts and Crafts style with meticulous attention paid to functional and beautiful interiors that utilized native wood combined with luxurious imported fittings. He was a leading exponent of the Art and Crafts design movement, and established a sophisticated local variation of residential architecture. Maclure’s Vancouver office, in association with his partner Cecil Croker Fox (1879-1916), received some sixty residential commissions between 1909-1915 as a result of the booming local economy and subsequent development of new residential districts. This partnership lasted until when Fox was killed overseas in active service during the First World War.The house has received some alterations, including stucco and brick being added to the lower floor, but it has retained its original form and massing including its symmetrical design, hipped roof and second floor half timbering.

Description

Heritage Value
'Avalon' and its estate grounds are important as an illustration of the cultural, aesthetic, and lifestyle values of the wealthy families that settled in the Deer Lake area early in the twentieth century. These values were predominantly those of elegant country living and leisure pursuits. The estate is important for its connection with wealthy land developer Frederick John Hart (1868-1945), who was not only instrumental in the creation of subdivisions which promoted Deer Lake as an exclusive residential development for successful families in the New Westminster and Vancouver area, but was also an influential member of this new suburban community and of the emerging municipality of Burnaby. Hart had a wide range of business, civic, and political interests: his real-estate company managed many of the land sales in the area and numerous other large developments throughout the region; he was an entrepreneurial businessman associated with a number of companies important to the economic development of the area and British Columbia; and he was a 'public spirited citizen' and an alderman for the City of New Westminster. The architectural style of ‘Avalon’ set the tone for many of the grand mansions in the adjacent residential development - British Arts and Crafts in derivation, with eclectic details, particularly Tudor precedents. Designed for Hart and his wife Alice Chapman Hart (1867-1935) by Burnaby architect Frank William Macey (1863-1935), the use of references to Tudor England illustrates the relevance and importance to the residents of the area of a strong and visible connection with Britain. The first resident architect in Burnaby, Macey was born and trained in England where he was well-respected for having published two standard texts for the architectural profession. He settled in Burnaby in the first decade of the twentieth century and obtained a number of commissions from prominent businessmen who were building grand homes in the new community of Deer Lake. He designed mostly in the British Arts and Crafts style and introduced the use of rough-cast stucco for building exteriors, a characteristic for which he was renowned, and of which ‘Avalon’ is an excellent example.
Defining Elements
Key elements that define the heritage character of 'Avalon' include its: - estate in its entirety: house, grounds, landscape features and garage outbuilding - complex asymmetrical massing - side gable roof punctuated with massive cross gables at the front and rear and open gable ends - exterior features of the house such as the rough-cast stucco with mock-Tudor timbering; cobble-stone facings; square tower with mock battlements - multiple-assemblies of wooden-sash casement windows - tall, prominent corbelled brick chimneys - grand interior spaces and fittings: particularly the entrance hall with its carved stone fireplace; the main staircase; panelled wainscotting; Tudor-arched windows; and fireplaces with original tile surrounds

History
Gerald Frank Sanders (1916-2017) was born August 28, 1916 in Hackney, London. In 1918, Gerald immigrated to Canada with his mother Harriett Sanders (nee Chalkley) (1889-1962) while his father, Frank (1887-1967) was convalescing in hospital in England after succumbing to wounds while serving in action during WWI. Gerald's father, Frank soon joined them in British Columbia. In 1926 they settled in a house located at 4312 Spruce Street near the corner of Spruce Street and Carleton Avenue. By 1946 the family grew in size to four children (Gerald, Leslie, Reginald and Eileen) and they built a larger house right on the corner of Spruce and Carleton Avenue. Gerald attended Inman Elementary, then Van Technical School. He eventually joined the RAF during WWII as an airplane mechanic in England. He sent his pay home and his mother purchased two lots on Pine Street with some of the money. On March 8, 1948 Gerald married Alice Viola Sparman (1925-1996) and the couple lived in the Sanders' family home on Spruce Street. Alice grew up near Cranbrook and spent her teenage years in Victoria. She trained to be a nurse at St. Paul’s Hospital in Vancouver before marrying Gerald. Alice worked at the Burnaby General Hospital from 1952. Gerald and Alice had six children: Dennis, Kris, Kerry, David, Ruth and Marie. In 1949 with the help of family and friends Gerald built a new house located at 4325 Pine Street (address after 1959- 4091 Pine Street) and he moved in with his family. Gerald worked as a carpenter on various projects including the dentistry building at University of British Columbia, the Vancouver Court House and Jack Poole's house in the British Properties. Gerald lived in Burnaby until his death in 2017. Frank and Harriett Sanders lived on Spruce Street until Harriett died in 1962. Frank continued to live on Spruce Street until 1964 and then lived with his son Gerald on Pine Street until his death in 1967.

Constructed as an electrical grid substation by the B.C. Electric Railway Company, the Horne-Payne substation was part of the expansion of this utility company to central Burnaby that occurred as a result of the opening of the Burnaby Lake Interurban line in 1911. The Receiving Station is intended to rearrange the company’s system of distributing power over the whole of the Burrard Peninsula. Power will come to the transformers there and be converted and distributed to the various substations in Vancouver, New Westminster and the suburbs...Work has already been started at the foundation for the new plant. (Vancouver Daily Province, April 29, 1913) When constructed the substation was situated within a forest clearing in a largely undeveloped section of northwest Burnaby. The area now surrounding the substation is heavily developed for semi-industrial purposes. This steel-frame and poured concrete structure was designed to be utilitarian, but with decorative detailing. The south-facing front of the structure features massed corners detailed with decorative relief panels at the roofline. Additionally, this well-balanced building displayed symmetrical fenestration with blind, and tall multi-paned steel-sash windows, some crowned with keystones. A tower added to the east side of the building’s front is the most substantial change made to the appearance of the Horne-Payne substation. This industrial structure was designed by prominent British Columbian architect, Robert Lyon (1879-1963). Born in Edinburgh, Lyon apprenticed and worked as an architect in Scotland until 1908 before moving to New York in 1909. In 1911, he began his career in Vancouver as an “architectural engineer,” with the B.C. Electric Company that lasted until 1918. After a short tenure in the lumber industry, Lyon returned to architecture, this time with his own firm in Penticton. Active in municipal politics, he was instrumental in the incorporation of Penticton as a city, and became its first mayor from 1948-1949. Lyon retired from architecture in 1958 and died in 1963. Lyon also designed the Central Park Gate in Burnaby.

Heritage Value
The outbuildings at 'Fairacres' are a rare surviving architecturally designed ensemble of agricultural structures that exist in complementary harmony with the main estate house. Architect Robert Mackay Fripp (1858-1917) was retained by the Ceperleys to design several original outbuildings on their estate at the same time as the main house was constructed. The Chauffeur's Cottage illustrates the increasing importance of the automobile in the lives of the wealthy of the early twentieth century. It also demonstrates Grace and Henry Tracy Ceperley's social aspirations and grand-country-estate pretension in having a chauffeur. The cottage's location - close to the garage and convenient, but not adjacent, to the main house - enhances the grand country house landscape design and contributes to the overall composition of the estate's plan. The Arts and Crafts styled Chauffeur's Cottage is important as an indicator of the aesthetic and social sensibilities of the Ceperley family in retaining an architect to design a modest building for staff accommodation.

Description
The 'Fairacres Estate Gate' marks the location of one of the original driveway entrances to the estate.
Heritage Value
Fairacres was designed as a country estate with a working farm that included over 10 acres of productive berry and vegetable fields, with a large kitchen garden, a root house to store food, and greenhouses heated by steam. The agricultural potential ofthe Deer Lake area made it one of the first parts of the municipality to attract settlement. Construction of the Fairacres Estate represented a shift toward wealthy country estates over more modest farms, and the Ceperleys employed a large staff to manage the estate's agricultural production. Agricultural use of the estate continued when a Catholic order of Benedictine monks purchased the estate as part of the Priory of St. Joseph and the Seminary of Christ the King, and continued to farm the land until 1953. The overall architectural intention of the estate's architect was to reflect the ideals of the Arts & Crafts movement to showcase craftsmanship, and to incorporate high quality materials, including many local materials, such as wood and stone from the site. On the mansion exterior, the rustic style is seen in the use of natural materials such as cedar shingles and siding, cobblestone foundations and chimneys and the half-timbering in gable ends. The estate's remaining gate pillar features the same rustic field and cobblestones used on the mansion. The original estate driveway had two entrances constructed in 1910, each marked by a pair of entry gate pillars which supported iron gates. The main entrance gate pillars which marked the lower driveway and the east pillar of the upper entrance were demolished many years ago and the iron gates removed. A single gate pillar remains marking the upper driveway, adjacent to the Garage and Stables. This gate pillar is a significant site feature and incorporates cobble stone and a carved sandstone capstone.

Key elements that define the heritage character of the ‘Fairacres Estate Gate' include: - setting in relation to the estate boundary and estate buildings - Cobble stone and sandstone construction, which represents a typical Arts and Crafts use of local materials, and matches the extensive use of cobblestone as chimneys and foundations on the Fairacres mansion, as well as the use of sandstone on the mansion's exterior.

Description

Heritage Value
The outbuildings at 'Fairacres' are a rare surviving architecturally designed ensemble of agricultural structures that exist in complementary harmony with the main estate house. Architect Robert Mackay Fripp (1858-1917) was retained by the Ceperleys to design several original outbuildings on their estate at the same time as the main house was constructed. The Garage and Stables building is important as a record of its era when transportation modes were in transition and the horse-drawn carriage, while still in use, was giving way to the automobile. The relative spatial arrangements within the building are a valuable indication of the economy of space associated with the automobile, as compared to the horse. The extent of the stabling arrangements signifies not only the use of carriage horses but also the continued reliance on draught horses in farming activities in this era. As well, it is an indication of the fashionable nature of equestrianism for wealthy families during this time. The building is important as a demonstration of the aesthetics of the Ceperley family in having an architect-designed outbuilding and obtaining craftsmanship and materials of the highest quality for each structure on their estate.
