History: Frances Mabel "May" Webb was born in Cradley, England on December 5, 1872. She sailed from England to Victoria, BC with her parents, Joseph William Webb and Frances Jane Webb (nee Yapp) on the SS Lake Winnipeg in 1889. One of the few possessions that she brought with her was an old wood-rimmed bicycle which she found quite useful after her move to Burnaby. She would ride it all the way from Patterson’s Trail and Westminster Road (today’s Patterson Avenue and Kingsway) to the Woodward’s store in Vancouver where she would place her grocery order. She packed a pearl handled revolver with her in order to scare any bears she might see along her ride. In 1890, Frances married Dugald Campbell Patterson (b. 1860, d. 1931) in Victoria, BC. In 1894, the couple built a pioneer homestead and farm on five acres at what would become the north east section of Central Park. Dugald founded Vulcan Iron Works (later Dominion Bridge Company) in New Westminister in 1903, and the couple settled in the Central Park district. By 1904, the family moved to the Edmonds district where in 1909 she operated the post office that her husband founded. In 1910, they began construction of a new house, complete with tennis courts and a gazebo, on 14 acres purchased for $720. The house is now located at 7106 18th Avenue and is a dedicated heritage building. The couple had seven children: William H. "Bill", Jean, Frances Mabel Lili., Dugald C. Jr, Mary, Charles Bruce, and Alice. The Pattersons were community-minded citizens that served Burnaby through their involvement with local municipal affairs and politics. In 1909, Dugald became the first postmaster of Edmonds. He also served as a School Trustee from 1912-13 and was one of the first residents to lobby Burnaby City Council to preserve the local ravines as parks. They also helped build the Central Park Presbyterian Church, along with other pioneer families. The family name is remembered and honoured by the naming of Patterson Avenue and the Patterson SkyTrain Station located in the Metrotown area. Frances Mabel assisted her husband with an insurance and real estate company that he founded in Burnaby and New Westminster. This experience would prove invaluable, as she would later become an insurance agent for the Wawanesa Insurance Company (founded in 1896). Frances never owned an automobile, so she met her insurance clients all over Burnaby, New Westminster and Vancouver by using the Lower Mainland’s street car system. The insurance profession continued to provide her with a steady income long after her husband’s death. Frances Mabel died in New Westminster, BC on August 30, 1960. Frances Mabel Lili Patterson was born on June 9, 1905 and was the fifth child born to Dugald Campbell and Frances Mabel Patterson. She became the first PBX switchboard operator for the Municipality of Burnaby in the early 1920’s. PBX, or Private Branch Exchange, was the term used for an internal telephone system. Frances later became president of the Professional Women’s Association of New Westminster, and volunteered her time with the May Day celebrations in New Westminster. She was also a dedicated member of the Rebekah Lodge (the women’s division of the Independent Order of Odd Fellows). While in the lodge, she met her future husband, Walter Duke and they married on July 12, 1939. They couple moved to Wenatchee, Washington after getting married, and Frances relocated to Victoria after her husband died. Frances died on January 13, 1974. Doreen Nettie Patterson was born December 12, 1927, the youngest daughter of Charles Bruce Patterson and Elva Eleanore Patterson (nee Elliott). At age 23, Doreen became the first woman from BC to enlist in the new Women’s Royal Canadian Naval Service and by the fall of 1951, she had become a Wren in the Royal Canadian Navy. She received her basic training at HMCS Cornwallis and became a radio intelligence operator for the wireless communications base at Naval Radio Station Coverdale near Moncton, New Brunswick. In 1953, she was chosen to serve a term at the naval base in Churchill, Manitoba. She was one of only eleven women to ever serve there. After her career in the navy, Doreen worked in the accounting division for Simpsons-Sears in Burnaby near her grandparent’s original family home at Patterson Avenue and Kingsway. Doreen married Gerard Reitsma on August 18, 1960. Doreen died on April 30, 2000.

Description: Set on a large corner lot at North Esmond Avenue and Oxford Street, the Angus & Margaret MacDonald House is a prominent, two and one-half storey Queen Anne Revival-style residence. The high hipped roof has open projecting gables. The house is a landmark within the Vancouver Heights neighbourhood of North Burnaby, on a high point of land overlooking Burrard Inlet and the North Shore Mountains.

Heritage Value: The MacDonald House is valued as one of Burnaby’s most elaborate examples of the Queen Anne Revival style. The house retains many of its original features, including a prominent front corner turret wrapped by a clamshell verandah. The eclectic and transitional nature of Edwardian-era architecture is demonstrated by the late persistence of these Queen Anne Revival details, combined with the use of newly-popular classical revival elements such as Ionic columns. The interior retains a number of original architectural elements, and the early garage at the rear originally housed Angus MacDonald’s Cadillac, one of the first known automobiles owned by a Burnaby resident. Constructed in 1909, this house was built for Angus MacDonald (1857-1943) and his wife, Margaret Isabella Thompson MacDonald (1862-1939). Angus MacDonald, an electrical contractor, relocated from Nova Scotia to Vancouver in 1891 and served on Vancouver Council from 1904-08. The MacDonald family moved to Burnaby upon his retirement from the B.C. Electric Railway Company, and he then served the North Burnaby Ward as a councillor from 1911-1916 and again in 1921. MacDonald Street in Burnaby was named in his honour. The MacDonald House has additional significance as one of the surviving landmark residences, built between 1909 and 1914, during the first development of Vancouver Heights. In 1909, C.J. Peter and his employer, G.F. and J. Galt Limited, initiated the development of this North Burnaby neighbourhood, promoting it as one of the most picturesque districts in the region and an alternative to the CPR’s prestigious Shaughnessy Heights development in Vancouver. Buyers were obligated to build houses worth $3,500 at a time when the average house price was $1,000. Reputed to be the second house built in the subdivision, this house cost $7,000 to build.

Defining Elements: Key elements that define the heritage character of the MacDonald House include its: - prominent corner location in the Vancouver Heights neighbourhood, with views to Burrard Inlet and the North Shore Mountains - residential form, scale and massing as exemplified by its two and one-half storey height, full basement, compound plan, and high hipped roof with gabled projections at the front and side - wood-frame construction including wooden lapped siding, trim and mouldings - rubble-stone granite foundation - Queen Anne Revival details such as scroll-cut modillions, octagonal corner turret, wraparound, clamshell verandah with classical columns, and projecting square and semi-octagonal bays - external red-brick chimney with corbelled top - original windows including double-hung, 1-over-1 wooden sash windows in single and double assembly, and arched-top casement windows in the gable peaks - original interior features such as the main staircase, a panelled dining room with a fireplace and built-in cabinets, a living room with a parquet floor, and a rear den with an oak mantle and tiled hearth - associated early wood-frame garage at the rear of the property - landscape features such as mature coniferous and deciduous trees surrounding the property

Description: 'Fairacres' is a large, two-and-one-half storey estate house in the British Arts and Crafts style, located in Deer Lake Park, with four associated original outbuildings.

Heritage Value: 'Fairacres' is important as a record of the early years of Burnaby, specifically the Deer Lake area, as a place of tranquility and beautiful scenery in which the wealthy and successful in the burgeoning cities of New Westminster and Vancouver chose to retire or to make their family homes. The main house, which anchors in style and setting the outbuildings on the estate, demonstrates the social, cultural, and aesthetic values of local wealthy businessmen and women of the early twentieth century - values such as appreciation of architectural elegance and grand interior spaces, leisure and recreation, formal landscaped gardens and scenic views. Also important is the association with the English-born and trained architect Robert Mackay Fripp (1858-1917), as this was one of his grandest residential commissions. Steeped in the current architectural trends in Great Britain, Fripp designed this sprawling mansion in the Arts and Crafts style, reflected in the architectural detailing and proportions. The style was common at the time and was often used for estate mansions as a symbol of affluence and good, modern taste as well as an affinity for all things British. Quality is displayed inside and out in the finishes and materials, orchestrated by prominent local contractor, James Charles Allen, including imported English materials of specific value such as imported Medmenham tiles in the fireplace surrounds, one of the earliest documented use of these tiles outside the United Kingdom. Detailed features of the interior woodwork were carved by Scottish-born master wood carver George Selkirk Gibson (1867-1942), who was best known for his many commissions for prominent British Columbia architect Samuel Maclure. The outbuildings at 'Fairacres' are an important record of the functioning of a large estate of the time. The Garage and Stables and the Chauffeur’s Cottage accommodated the use of automobiles, horses and carriages, and in concert with the estate's location near the new British Columbia Electric Railway 'Burnaby Lake' interurban line, illustrate the evolving nature of regional transportation and the growing bedroom communities and estates made possible by increasing options for transportation. Other outbuildings accommodated the agricultural activities that helped support the Ceperley estate. The estate was conceived and funded by American-born Grace E. Dixon Ceperley (1863-1917), who had achieved significant wealth through a bequest from her brother-in-law, Vancouver pioneer Arthur Ferguson. Her husband, Henry Tracy Ceperley (1850-1929), also American-born, was a successful and well-respected businessman who made a significant contribution to the development of the City of Vancouver. The construction of 'Fairacres' spawned the transformation of the Deer Lake area from a farming community into a preferred location for elite suburban homes. 'Fairacres' is significant to the City of Burnaby as its first civic heritage conservation project. Acquired in 1966 for conversion to Burnaby’s first art gallery, it was dedicated in 1967 to mark Canada’s Centennial of Confederation.

Defining Elements: Key elements that define the heritage character of the ‘Fairacres’ mansion include its: - setting in relation to the gardens, its former market garden, and the vistas to Deer Lake and other grand homes in the area - side gable roof with prominent dormers and cedar shingle cladding - verandah across the eastern (garden) facade, with its view over the landscaped gardens and the distant mountains - porte cochere with its side steps for those arriving by automobile, and central raised step for those alighting from horse-drawn carriages - rich variety of exterior elements that demonstrate the typical Arts and Crafts use of local materials such as cobble stone chimneys and foundations, wide wooden siding and half-timbering - mixture of double-hung and casement wooden-sash windows, many with multi-paned sash - lavish interior spaces, designed for entertaining on a grand scale, including a billiard room with a beamed ceiling and an inglenook fireplace, and generous living and dining rooms arranged off a central hall - quality of the interior materials such as imported Medmenham tiles in fireplace surrounds, window hardware by Hope and Sons, and leaded stained glass - interior wood work including the staircase, and carvings by George Selkirk Gibson - remaining formal Edwardian garden landscape elements, including the cross-axial plan that reflects the relationship of the mansion to its 'outdoor rooms'

Heritage Value: The outbuildings at 'Fairacres' are a rare surviving architecturally designed ensemble of agricultural structures that exist in complementary harmony with the main estate house. Architect Robert Mackay Fripp (1858-1917) was retained by the Ceperleys to design several original outbuildings on their estate at the same time as the main house was constructed. The Chauffeur's Cottage illustrates the increasing importance of the automobile in the lives of the wealthy of the early twentieth century. It also demonstrates Grace and Henry Tracy Ceperley's social aspirations and grand-country-estate pretension in having a chauffeur. The cottage's location - close to the garage and convenient, but not adjacent, to the main house - enhances the grand country house landscape design and contributes to the overall composition of the estate's plan. The Arts and Crafts styled Chauffeur's Cottage is important as an indicator of the aesthetic and social sensibilities of the Ceperley family in retaining an architect to design a modest building for staff accommodation.

Heritage Value: The outbuildings at 'Fairacres' are a rare surviving architecturally designed ensemble of agricultural structures that exist in complementary harmony with the main estate house. Architect Robert Mackay Fripp (1858-1917) was retained by the Ceperleys to design several original outbuildings on their estate at the same time as the main house was constructed. The Garage and Stables building is important as a record of its era when transportation modes were in transition and the horse-drawn carriage, while still in use, was giving way to the automobile. The relative spatial arrangements within the building are a valuable indication of the economy of space associated with the automobile, as compared to the horse. The extent of the stabling arrangements signifies not only the use of carriage horses but also the continued reliance on draught horses in farming activities in this era. As well, it is an indication of the fashionable nature of equestrianism for wealthy families during this time. The building is important as a demonstration of the aesthetics of the Ceperley family in having an architect-designed outbuilding and obtaining craftsmanship and materials of the highest quality for each structure on their estate.

Defining Elements: Key elements that define the heritage character of the 'Fairacres' Garage and Stables include its: - location within easy reach of the main house and in close proximity to the Chauffeur's Cottage - floor plan with the garage at one end, close to the Chauffeur's Cottage, and stables and equine facilities at the other - variety and complexity of the roofline, including gable wall dormers, gable-on-hip roof ends, and half-hip extensions - Arts and Crafts architectural features of the exterior such as the shingle wall cladding articulated with a chevron-patterned course of shingles at the first floor level; casement windows; and deep eaves with additional purlins to support the overhang - original stable doors with hand-made forged-iron door hardware - multi-paned wooden-sash windows, some retaining original wire glass
